‘Sex for rent’ landlord jailed for offering rent discounts in exchange for sexual favors

A ‘sex for rent’ landlord who asked young female tenants to perform sex acts in exchange for reduced rent has been jailed for two and a half years.

Frederick Allard, 73, preyed on three ‘vulnerable women’ by offering them a room in his house – which he advertised on Spareroom and only rented to females – in exchange for ‘sexual favours’.

The pensioner told one teenage tenant to always ‘be prepared to do whatever I ask’ and when she rejected his advances he told her ‘If you don’t want the room that’s okay’.

Allard demanded one tenant perform oral sex for him to stay, and a search of his devices found a pornography collection that included videos showing ‘exploitative sex between landlords and their tenants’.

Allard has now been jailed for 30 months and was put on the sexual offences register for a decade. 

Salisbury Crown Court, Wilts, heard the offences took place between February 2019 and January 2023 and involved three women.

It was heard Allard ran a boarding house at his £270,000, six-bedroom home in Tidworth, Wiltshire.

In 2019, one 20-year-old victim ‘had to leave her home’ so messaged Allard on the website.

Allard invited the young girl over to the property and it was there that he told her he ‘expected her to do certain things’ in order to rent the room.

‘She did not know how to respond – just that she needed to get out of the situation as soon as possible,’ His Honour Judge R Taylor said.

‘She ran to her car and drove away.’

The second victim, a 19-year-old girl, also desperately needed somewhere to live and was informed about the spare room on the noticeboard at a local Tesco.

It was heard that on each visit to the house, Allard ‘covertly recorded’ her – including one occasion in which he filmed himself sexually assaulting the teen.

On this occasion, in 2020, Allard took her up to his bedroom, sat on the bed and asked her to sit down next to him.

When she refused, her picked her up and placed her on his lap.

‘You said that you had a kink that you loved giving girls massages,’ the judge told Allard.

The landlord touched the girl – including on her breasts – and she ended up leaving the room.

Soon after, the teen asked Allard why he ‘tried to take my hoodie off’.

In response, Allard messaged ‘If you don’t want the room that’s okay’. 

The teen told her landlord she wished to continue renting the room.

‘Okay, but you will have to try harder than that girl I’m going out my way for you,’ he messaged her.

Allard told her to ‘try again’ and she told the 73-year-old that she was ‘confused’.

‘I think you know what you have to do for me without me saying so,’ he told her.

‘It’s up to you – how bad do you want the room? The next time you come over be prepared to do whatever I ask.’

The judge said the impact of Allard’s behaviour on the teen was ‘really awful’.

‘She finds men intimidating, she struggles with intimacy,’ he said.

The third victim stayed in the six-bed house in 2021.

It was heard that within a day of knowing her, he sent her sexually explicit texts and later demanded favours.

‘Give me a blowjob and get your tits out and then you can stay,’ he told her.

‘I’m not asking to f*** you, you get your tits out on the beach.’

The judge told Allard: ‘You reckoned by the end of the month she would be desperate and sleep with you because she needed somewhere to live.’

Allard was arrested and a search of his devices found an extensive porn coolection downloaded onto his devices – including ‘exploitative sex between landlords and their tenants’.

He was sentenced to 30 months in prison and put on the sex offenders register for a decade.

‘The victims here just wanted and needed somewhere to live,’ the judge said, ‘you sought to extract sexual favours from them in return for a room.’ 

The judge said there was a relationship of trust which was breached by Allard and he said there was no mitigation for the landlord.

Allard pleaded not guilty to three counts of causing or inciting prostitution for gain and sexual assault but was convicted at trial in May this year.

Complex Crime Investigator Elly Moxom previously said: ‘’Allard’s actions had a significant impact on the female victims who all showed bravery and resilience throughout the investigation and trial.’
