A remote holiday home settled on a cut off estuary island an hour from London is the most expensive Airbnb in the country, according to one study.

Captain's House on Osea Island is a sprawling property of nine bedrooms, seven bathrooms, a living room, kitchen and dining area that sleeps up to 16 guests. The luxury pad has a library furnished with leather sofas and a wood-burning stove so you can shut the winter cold out and settle down for a cost afternoon.

When the sun is shining, triple French doors lead you out onto a covered patio and sundeck which has incredible views of the North Sea.

A private chef can be hired in (at an additional cost) to host dinner parties of up to 16 guests who can sit round the hefty dining room table. Those who prefer to cook for themselves need to get a big shop in, as there is no way to buy any food or drinks for miles around.

Osea Island is a tidal destination which is accessible via a mile-long tidal road for just a four hour period every half day when the tide is low. At high tide, access is possible by water taxi or helicopter when the sun is shining.

Ocado will cross the causeway and deliver to the island if guests select a one-hour delivery window which falls within the low tide. The cherry on the cake of the property is that it has a heated outdoor swimming pool which is open from April to October.

The one snag is that the property is going to cost you. According to FloridaPanhandle, it is the most expensive beachfront Airbnb for rent in the UK, maxing out at £4,373 a night. Split between the maximum 15 guests it can accommodate, that is £291 a night, per guest.

It was reported earlier this year that hotel rooms are now cheaper than Airbnbs in a number of major cities. For years renting out a small flat in a holiday destination had felt like the most budget-conscious way to see a new place, particularly when planning a city break.

It seems that this reputation is no longer completely warranted, at least if a recent Which? study is correct. The consumer magazine found the price of one-bed listings on Airbnb and rival booking website Vrbo outstripped the average cost of a hotel room - excluding five-star hotels - in 38 of 50 UK and world destinations.

The average price of a one-bedroom Airbnb or Vrbo listing was £120 – almost a fifth more (19%) than a hotel room, which costs £101 on average. In some locations the price differences were particularly stark, setting travellers back hundreds of pounds more for a rental over a week-long stay, even before accounting for service charges, which were not included in Which?’s price analysis.

Airbnb refuted the study, arguing that the scraped data is not an accurate reflection of activity on the rental platform and that comparing hotel rooms and holiday lets that often include a kitchen and living room is unfair.

A spokesperson for Airbnb drew attention to the rising popularity of its single-room rental feature, with nights stayed in private room listings in the UK growing by approximately 70% in 2022. The average price of these kinds of stays are likely less than renting out a whole apartment, and probably more similar to a hotel room.

They said: "This data is wrong and based on flawed methodology. It overstates prices on Airbnb, and compares standard hotel rooms to entire places listed on Airbnb, which typically include kitchens and living spaces. There is something for every budget on Airbnb and nearly half of guests say booking on Airbnb saved them money. A quarter say they specifically chose Airbnb over other types of accommodation to save money."
