An entire island in the tropics has gone on sale for less than the cost of an average London flat.

Named Iguana Island, the five-acre retreat is located 12 miles off the coast of Nicaragua, in the Caribbean Sea. Covered in coconut palms and banana trees, the three-bedroom property boasts two bathrooms, a wrap-around porch, a dining room, a bar and a swimming pool.

The home is decorated with yellow walls, green windows, and classic, dark wood furniture, with the bedrooms decked out with furniture and decoration. Developed to modern standards by an American developer, there are also additional accommodations, located on the other side of the island, for guests or staff members.

Taking a walk by the ocean, there is a boardwalk perfect for peaceful strolls by the sea, and a 28-foot observation tower, allowing visitors to gaze across the water to the rainforests in the distance.

With an abundance of tropical fish surrounding the island and reefs, the area is ideal for those wanting to snorkel or scuba dive. Also known for its fish cuisine, there is never a shortage of angler fish, snappers, mackerel, barracuda, tuna, billfish and wahoo.

The island also comes with staff, which includes an on-site manager and caretakers, who are willing to stay on with Iguana Island’s new owners. The island is only a 45-minute plane ride to Nicaragua’s capital, Managua, or a short boat trip to Bluefields, a small town in Nicaragua, you are never far from local amenities, complete with all restaurants, bars, and shops.

Now on the market for only $475,000 (£389,751.75), the island is cheaper than a standard London flat. The average cost of a flat in London, in 2021, came to £528,621, according to Rightmove.
