Christopher Nye, editor at Your Overseas Home, explains that buying a property in the sun has never been more popular, whether it's due to working from home giving people more flexibility, or technology making it easier to stay in touch with loved ones and therefore making a move abroad less daunting.

He explained: "Enquiries have gone through the roof. There were 40% more property enquiries in January 2023 than in January 2022."

He added: "We were worried that Brexit would make it all too difficult. But in reality, it hasn’t affected buying a holiday home in Europe, just moving there. Brits have discovered that applying for a visa isn’t so hard, especially if they get some help."

Of course, buying abroad is little different to buying a property in your own country.

Christopher explained: "You look at the properties online at Your Overseas Home, make an enquiry on one of them and talk to an estate agent. If you like their properties and want to see more, at that point you should certainly be talking to an FX company. It needs to be one that specialises in property – we recommend Smart Currency Exchange – and a property lawyer.”

That's why knowing the right questions to ask and having the best information on everything from visas to location and travel dates is important.

An online property exhibition like Your Overseas Home Virtual can be very helpful. You can check out the agents and lawyer in advance and hear them talk in seminars. Get free legal advice too, in one-to-one talks with property and immigration lawyers. And of course, there are many thousands of gorgeous, affordable homes in your favourite locations in Spain, France, Portugal, Italy, Greece and Cyprus.
