A seaside development site with a famous literary connection left empty for 16 years is now up for sale.

The property in Llandudno, Wales, was once home to Penmorfa - the famed residence of Alice Liddell, the supposed inspiration for Lewis Carroll's lead character in 'Alice's Adventures in Wonderland'. It was later transformed into the Gogarth Abbey Hotel and in 2008 was knocked down by Anwyl Construction with plans to build an apartment complex, with blueprints showing a 28-home development.

However, nothing has been built as yet and the company has hinted at submitting a new application with fresh proposals. It is now listed for sale for £2.25million. Legat Owen, the commercial agent handling the sale, described the property as occupying an "enviable" position at the foot of the Great Orme and overlooking the Conwy Bay towards Anglesey, reports NorthWalesLive.

He said: "The property occupies an enviable position within a mature and sought-after residential neighbourhood close to the town centre. Sitting at the foot of the Great Orme the property enjoys an exceptional aspect over the Conwy Bay and towards Anglesey.

"Planning permission was granted in 2008 for the demolition of the former hotel (which has been completed) and a scheme of 28 newly built apartments over four floors (incl. ground) along with underground car parking. The accommodation in the proposed scheme comprised approximately 36,200sqft (net sales area).

"More recently plans have been prepared for a scheme comprising 45 smaller units on an increased density, with the seller having the benefit of an agreement with the freeholder to increase development density to 45 units from 28, subject to the payment of an agreed overage sum. The Property will appeal to those seeking a superbly located development site for the potential development of a scheme of high quality private residential apartments, retirement apartment scheme or healthcare related development."

According to Aberconwy MS Janet Finch-Saunders, any new building project there must fit with "character with the historical nature of the site". It is available for purchase as a leasehold with a 900-year lease.
