The UK's tiniest and most affordable listed home is up for grabs at a mere £30,000.

The "unusual and quirky" Grade II cottage, named 'Bryn Tirion', overlooks a famous Welsh castle and dates back to 1841, but it needs a lot of TLC. Situated in Harlech, the property boasts views of the town's medieval tower, Cardigan Bay, Harlech Castle, and the Snowdonia Mountain Range. Estate agents Tom Parry describe the historic cottage nestled in a wall as a 'once in a lifetime' opportunity, set to go under the hammer with a guide price of just £30k.

The buying agents describe the property as a "quaint, compact gem and a wonderful opportunity to be creative from a blank-canvas".

They say the home has the potential to be a "unique holiday let in 'shepherd's hut' style", the "most unusual little workplace", or just a "space to unwind and re-charge your batteries away from everyday life".

Set against the hill slope at the junction between Pen Dref and a lane leading to Rehoboth chapel, the cottage was re-roofed in the 1990s. But it still needs a lot of work, as the majority of the second storey has now disintegrated, along with the inner walls. While it "could be many things to many people" as the estate agents say, it will be a large project for the person who decides to take it on.
