A ramshackle property described as a ‘former cannabis farm’ is up for sale in an area which really has gone to pot.

Hetton-le-Hole, about eight miles south of Sunderland, is described as ‘the Wild West’ by locals. But even they are shocked at the sale of a terraced two bed property on a terraced street.

The estate agent says it is ‘understood to have previously been used as a cannabis farm’. And internal shots show the plant pots used to grow the drug scattered around a bedroom and specialist lighting still in place.

Described as ‘requiring refurbishment’, it is being auctioned with a list price of £30,000 next month. One local told the Mirror: “The internal shots show lots of cannabis plants still in there. Hetton-le-Hole is known as the Wild, Wild West for its anti-social behaviour issues and drug problems.

“But to list a house as a former cannabis farm is shocking.”

“A full scheme of refurbishment will be required. It is located in Hetton-le-Hole approximately 1.5 miles from the centre of Houghton le Spring which provides a number of amenities including supermarkets, takeaways, shops and pubs.”

They add: “There will be a Buyer’s Administration Fee of £2,400 (inc VAT) payable upon exchange of contracts.” They offer to provide a video, or tour, ‘to assist only and without responsibility..... should not be relied upon as representation of fact, or replace all appropriate due diligence a prudent purchaser would make.’

Kate Lay, Partner at Landwood Property Auctions, said: “Although it might come as a shock to the average homebuyer, this is an end of the market property that auctioneers and estate agents routinely work with.

“We work very closely with LPA Receivers to help recover funds from properties such as this to repay debts and provide a positive solution for the community.

“We have become experts in this field and our online auctions provide the quickest and most honest route to achieve a sale. 'We are completely transparent in all listings, words and pictures, so any potential buyer knows exactly what they are purchasing from us.

"It also helps place the guide price in context. Like all good estate agents, Landwood Group takes a common sense approach to such listings and we aim to give potential buyers the information they need to make an informed decision.”
